Choosing a building run to high environmental standards offers many advantages for your business. We remotely monitor the performance of our properties, which enables us to continually improve, delivering cost savings for you and optimal working conditions for your team. We measure the consumption and savings and analyse the data to improve our environmental strategy.

All our electricity supplies moved to renewable tariffs in 2008, and today all our managed properties have electric vehicle charging points. Most sites have secure bike storage and showers to encourage cycling to work. Our buildings put people first, delivering sustainable and efficient workspaces.

Sustainability is a core principle for our business from board level down and runs through the management of our business and our buildings. Our occupiers play a key role, and we work with them to ensure their buildings perform as well as possible.

We began focusing on improving our environmental performance back in the 1990s and since then we have embarked on a series of improvements. We began developing our environmental management system in 2006 and have been carbon neutral since 2008 by offsetting residual emissions. We see smart technology and management as the key to achieving ever cleaner, lower energy workplaces. This focus on sustainability, wellbeing and technology has a direct, positive impact on those who occupy our buildings.

We take responsibility for the carbon that we generate by offsetting our residual emissions, contributing to sustainable development in countries that need it most. Since 2006, we have worked with external partners (today GEP) to calculate our carbon footprint. Over the years, we have supported the Cakit Run-of-river Hydro Power project and the Kumkoy Social Hydro project, both in Turkey, as well as the Sudan Low Smoke Cookstoves project, the first to be developed in a conflict zone.

In 2020 we took things a step further by starting to transition from carbon neutrality to align with net zero via carbon capture projects.

Today our relationships with our tenants remain critical. Beyond building and technological performance, occupier behaviour makes a crucial difference to a building’s performance. When our occupiers are also looking to reduce their environmental impact, everyone benefits.

Timeline

Key events and initiatives on our journey to net zero.

  • For over 50 years we have been repurposing existing buildings, transforming them into modern, sustainable and healthy workplaces. The environmental benefits of reusing existing structures, materials and the embodied carbon emissions that went into the original construction, align with the principles of the circular economy.
  • Following extensive refurbishment, Grade I listed building 27 Gay Street in central Bath is the first in the UK to achieve BREEAM Excellent certification.
  • All of our electricity supplies move to renewable tariffs.
  • Carbon foot printing and statement of environmental policy and implementation of Environmental Management System.
  • Voltage optimisation (VO) technology is implemented at our buildings, reducing energy consumption and costs as well as lowering our carbon emissions.
  • As part of the national 10:10 campaign to cut emissions by 10% in 2010, we successfully reduced our emissions by 18% in one year.
  • Start conversion of all light fittings to LEDs. Emphasis on retrofit to preserve embedded carbon.
  • EV charging points are installed at all of our managed properties in response to the increasing popularity of electric and hybrid vehicles throughout the UK. HPH purchases an EV, enabling staff to travel to managed properties with a reduced carbon footprint.
  • HPH are the first property company to secure Lloyds Bank Green Loan. Over 5 year period of loan, we commit to a 30% reduction in energy intensity.
  • Start of within lease initiatives to deliver energy saving projects.
  • Carbon offset credits used for carbon capture projects as we transition from carbon neutrality to net zero.
  • In 2008 we began to install remote monitoring at our sites, allowing us to monitor consumption and target reductions. In 2021, the project is completed and the data collected offers actionable insights for continuous strategic progress in improving the environmental performance of our buildings.
  • All company vehicles are EVs. Data analysis used for comparative performance of floor space and occupational efficiencies across different companies and organisations.
